THE SANCTUARY'S DIRECTORS AND OFFICERS (AND LIKELY EMPLOYEES LATER ON) WILL REVIEW EACH APPLICATION. RENT WILL INITIALLY BE CHARGED BASED ON A PERCENTAGE OF MONTHLY INCOME, TYPICALLY 25%-30% OF MONTHLY INCOME, FOLLOWING HUD AFFORDABILITY GUIDELINES. NO OTHER FEES, INCLUDING MAINTENANCE FEES, WILL BE CHARGED. HOWEVER, PARTICIPANTS WITH NO INCOME MAY RECEIVE FULL OR PARTIAL SUBSIDY DURING THE STABILIZATION PERIOD. UTILITIES OR ADDITIONAL SERVICE COSTS MAY BE INCLUDED OR WAIVED DEPENDING ON AVAILABLE FUNDING. ALTHOUGH RENT IS INITIALLY CHARGED, THE SANCTUARY INTENDS TO USE A PORTION OF THE COLLECTED RENT (E.G., 25%) AS A SAVINGS ACCOUNT FOR THE PARTICIPANT TO BE GIVEN TO THE PARTICIPANT ON SUCCESSFUL COMPLETION OF THE REHABILITATION PROGRAM. THIS CREATES A SMALL NEST EGG OR MATCHED SAVINGS ACCOUNT TO SUPPORT THE PARTICIPANT'S TRANSITION INTO PERMANENT HOUSING.
