Madison House helps provide mentorship, meals and a safe place to for youth to spend after school, keeping them out of getting involved in what is traditionally an area with high crime, drug use and gang activity. Madison House helps provide resources for youth that are not housed or are a recipient of foster care. On site is a care closet that includes personal care and pantry items for participants that express needs. There is a resale restriction clause in the sales contract that if the property is sold prior to October 31, 2028, regardless of if the loan is paid off, that all proceeds beyond paying off any liens and encumbrances, shall be split at the rate of 70% to Union Gospel Mission and 30% to Madison House, with this restriction being passed on to any successors-in interest until October 31, 2028. The restriction does not mandate use for exempt purposes, though the organization intends to use the property for its youth programs. Each member is given a reasonable period of time to review and provide their input. If changes are suggested, the governing body discusses and if changes are voted upon by majority vote, the changes are implemented into the document. While we grow revenue, these numbers erred on the conservative side. The board agreed to the current rates in 2024 when the Cheif Executive Officer and Program Director were hired. These will be reviewed annually when building the budget for the coming year. The purchase included a $726,400 gift of equity, recognized as contribution revenue with donor restrictions for youth programs, a $5,000 cash payment, and a $370,000 note payable due by October 31, 2025 (with 5% interest if unpaid until October 31, 2029). The property is subject to a resale restriction until October 31, 2028, requiring 70% of net proceeds to be paid to the Seller if sold early. The property's fair value was based on the contract price, pending an independent appraisal. A portion of this restriction in the amount of $62,116.58 was released from restriction based on program-specific costs and depreciation of the building for youth program use in 2024.
